Getting started
How do I run my first site analysis?
Dashboard → New Analysis. Set your business type (restaurant / clinic / fitness / retail / service), target customer profile, average ticket size, peak hours. Drop pins on the map at candidate addresses (up to 50 per analysis), or upload a CSV. Tadari scores each site within 60 seconds.
What inputs improve scoring accuracy?
The more business-profile detail you provide, the more relevant the score weighting. Critical: business type + target-customer demographics. Optional but valuable: existing-location performance data (helps Tadari calibrate to YOUR success patterns), average daypart split, drive-vs-walk customer mix.
How do I import existing-location data for calibration?
Settings → Existing Locations. Upload addresses + monthly revenue + months-open. Tadari uses these as anchor points to weight which signals matter most for your specific business model.
How analysis works
What does the score actually mean?
0-100 score per site. Above 75 = top quartile, strong recommendation. 50-75 = viable but not exceptional. Below 50 = avoid. The breakdown panel shows weight contribution from each factor (demographics 25%, traffic 20%, competitors 20%, lease intel 15%, growth signals 10%, accessibility 10% — defaults; adjustable per business type).
How does Tadari compare to working with a real-estate consultant?
A typical consultant costs $5K-50K + 4-8 weeks per market study and analyzes 5-15 sites. Tadari analyzes 50 sites in 60 seconds with the same data layers. Consultants add value on lease negotiation + local-market relationships — Tadari is the analytical foundation; broker relationships still belong to your real-estate broker.
Can I customize the scoring weights?
Yes — Pro and Enterprise tiers. Adjust factor weights per business type. Save profiles for reuse (e.g. "QSR weights" vs "fast-casual weights" vs "MedSpa weights"). RL ranking suggests weight adjustments based on your existing-location calibration data.
Data sources
Where does demographic data come from?
US Census ACS 5-year + 1-year estimates, refreshed quarterly. Includes age, household income, household composition, education, ethnicity, language spoken at home, growth rate (1/3/5 year). International markets use OECD + national-statistical-office equivalents.
How is traffic + foot-fall measured?
Vehicle counts via state DOT public data + commercial traffic-counting partners. Foot-fall via cell-phone-derived movement patterns (fully de-identified, aggregated to census-block-group level). Updated monthly.
Competitor density?
Direct + adjacent competitors within 1 / 3 / 5 mile rings. Sourced from Google Places + manual brand index. You can add private competitors not in our index via the Competitors tab.
Lease intel — what's covered?
Available retail spaces (CoStar feed on Pro+, public listings on Starter), asking rent comps, build-out cost benchmarks by sub-market, escalation clauses common to that market.
Sharing + export
Can I export the analysis?
PDF export on every plan. CSV with raw scores on Pro+. Shareable view-only link with optional password protection.
How do I share with my real-estate broker?
Share button → email or link. Broker gets a read-only view of the ranked sites + score breakdowns. They can comment but not edit. Common workflow: Tadari narrows 50 → top 8, broker negotiates leases on 3.
Integrations
What does Tadari connect to?
CloudFran CRM (writes site evaluations as Opportunity records), CloudFran Workbench (multi-location operator dashboards), CoStar (lease intel on Pro+), Google Maps (geocoding + Places). Stripe for billing.
